MINUTES

Annual Meeting of the Ponderosa Pines Homeowners Association

September 19, 2010

 

The annual meeting of the Ponderosa Pines Homeowners Association was held in the Board Room of the Louisville Public Library on September 19, 2010 and was convened at 2:30 PM. There were 21 households represented which gave the meeting a quorum.

 

Call to Order and Reading of the Minutes:

Vice President Julie Robbins called the meeting to order. Reading the minutes of the previous meeting was waived.

 

Treasurer’s Report:

Patti reviewed the bank account and reported a current bank balance as of 9-19-2010 of $951.01. This report and amount is after payments for the sign replacement and paying for the picnic.

 

Election of the Board of Directors:

Three members of the board return with one year remaining on their terms.

They are: Carol House, Patti Pierce and Gary Hingorani.

Election was held for three members to serve a two year term.

They are: Barbara Wilson, Julia Rubinsky and Stan Coker.

 

Continuing Business:

The Ponderosa Pines HOA Picnic was, by all accounts, a true success. It was proposed that, funds permitting, we plan a picnic for next summer. We will keep you informed. If you missed this year’s picnic, plan to attend next summer. (It was a good time).

 

WithLouisville’s change in our trash collection, the issue of garbage cans was once again brought to our attention. The covenants for our HOA require that trash cans (after trash collection) be removed from the curb and stored out of site from the street. Your help in keeping our streets and the line of sight to the front of our homes garbage can free would be greatly appreciated.

 

 

Gas Line Inspection –  IMPORTANT INFORMATION – PLEASE READ – Several months ago we had an incident in our own neighborhood of a gas line severing at the point of connection to the gas meter. This caused a solid stream of gas to flow out into the street.  One errant spark could have destroyed several homes. Fortunately, Ann and Doug Chestnut were the heros of the day for calling 911, and a potential tragedy was averted.  We bring you this information for a couple of reasons:

  1. Our neighborhood sits in an area where the soils can sift (that nasty old bentonite soil). This can cause the gas lines to flex and in some cases break away from the meter.
  2. The recent gas line explosion inCalifthat destroyed so many homes.
  3. Xcel Energy has done some home inspections in our neighborhood. If you wish to have your home inspected ,and they have not yet been to your home, please call them and ask to have your gas line/meter connection checked.

 

New Business:

 

 

This next item is brought to you as a public service announcement from your Annual HOA Meeting.  This suggestion was made because of the recent evacuations we have had, very close to home, inBoulderCountydue to the wildfires.   There are several websites and organizations that offer check lists and advise regarding evacuation and handling disasters should they strike you and/or our neighborhood. You may wish to review these sites and prepare your family for the actions to take in case of a disaster. (Where to meet up if you are unable to get home – Who is responsible for getting the pets out – What will you take when an evacuation order is given – where are precious documents etc. etc.)  Patti Pierce or Carol House have available via email or hard copy some information from “Ready Colorado” that may be helpful. You may also check the websites forBoulderCountyand the State ofColorado.  No one wishes to spread doom and gloom but being prepared is smart for you, your family and your neighborhood.

 

There being no further business, meeting was adjourned.

Board of Directors Meeting:

This meeting was held immediately following the annual meeting.

 

Barbara Wilson was elected to serve as President for another term. Stan Coker will continue on the board and will continue to offer his assistance to the HOA.  Julie Robbins did not wish to run again and resigned.   Stan nominated Julia Rubinsky to serve as Vice President. The vote carried and Julia Rubinsky accepted.

 

Election of Board Officers:

The following officers were elected by the board to serve for a one year term:

President – Barbara Wilson

Vice President – Julia Rubinsky

Treasurer – Patti Pierce

Secretary – Carol House

Member – Gary Hingorani

Member – Stan Coker

 

The Board then appointed the Architectural Control Committee members to serve a one year term. They are:

Paul Mako-           303-664-5825  – Chairman

 

The Board agreed to hold 4 meetings throughout the year to consider business pertinent to our Home Owners Association. The meetings will be held on Sunday evenings at 7:00 PM at the home of Patti and Bob Pierce. The dates for the Board of Directors meetings are: Nov 7th, 2010 – Jan 9, 2011 – April 10 2011 – July 10, 2011.
