Ponderosa Pines Board of Directors Meeting

November 13,2011

 

This meeting was held at Wahab Baouchi’s home, 1955 Quail Court from 7:00-8:20 pm

 

Roll Call and Reading of Minutes:

Julia called meeting to order.  Reading of minutes of the previous meeting was waived.  Present:  Patti Pierce-treasurer, Heidi Oberbeck-secretary, Julia Rubinsky-vice-president, Barbara Wilson-president, Wahab Bouchi-architectural control committee, Bob Pierce-legal counsel guest.  Absent: Doug Chesnut, Tony Smith, Stan Coker.

 

Treasurer’s Report:

Patti reviewed the bank account. Interest $0.72, no money out. Balance $828.31

 

Architectural Control Committee:

Wahab stated house 1772 Eisenhower may be in violation of the protective covenants article 4.03 and having a renter in the basement. He and the board will address this with the owner.

 

Also, the majority of the trashcans (after trash collection) are now routinely removed from the curb and stored out of sight from the street.

 

Unfinished business:

Speeding in the neighborhood appears to be less.  Slow-down flyers were dispersed to each household on Eisenhower who is not part of Ponderosa Pines.  Speeding is a safety issue with the number of small children in the neighborhood.

 

There are still a few households who tend to park on the street on a regular basis.  Though there is not a city ordinance controlling the amount of street parking, it is a safety factor in this neighborhood.  It has been requested that if one can park in the driveway or in the garage they should.

 

A discussion with regards to HOA allowance for multiple residences at a single address took place.  Our neighborhood is not zoned for such.

 

New Business:

The new mayor of Louisville is Bob Muckle.

 

E-mails should be used as a primary source of communication with the HOA and members.    There are still 23 households out of 63 who have not provided an email address and therefore a written communication has continually been hand delivered.  Increase in participation in e-mail is encouraged and preferred.

 

Heidi proposed to get an increase in HOA involvement in the community,  through involving children with activities.  Our HOA has an annual summer picnic.  Perhaps, the HOA could have a winter get together with a sledding afternoon on the slopes at the northeast corner of Eisenhower and South Boulder Rd.  The board approved such an activity.  Weather and amount of snow would be a factor.  More details to come.

 

Patti proposed to have a holiday display at the stone entrance to Ponderosa Pines (corner of South Boulder Rd. and Eisenhower).  The holiday display was board approved.  The HOA will provide decorations.  All HOA residents are welcome to help put up of decorations Sunday December 18 from 12-1 pm. Show everyone your holiday spirit by making our neighborhood the most festive in Louisville!  The holiday display will remain up until January 8.  Please help us take the decorations down on January 8 from 12-1 pm.

 

Barbara is moving out of state in December.  She will be stepping down as HOA president.  The board unanimously elected Julia to be president and Wahab to be vice-president.
